Project Brief

Following an initial asbestos survey, asbestos insulating board was identified to the perimeter of the building and internal sections of the building. As the building presented few options for modernisation, the client made  the decision to move the existing staff facilities internally to the newer main building and demolish the existing structure providing additional external space and car parking.

Pre-Construction Phase

Pre-Construction Information: Information was collated at the preconstruction phase by the Principal Contractor & Principal Designer to allow for clear project scope and tender requirements. This included surveys for asbestos, ground contamination, services and the impact on the surrounding area.

Tender: Based on the pre-construction information and project brief, the key aspects of the project were issued for tender, with quotations assessed and preferred sub-contractors appointed.

Construction Phase Plan: A full detailed construction phase plan was produced by the Principal Contractor and approved by the Principal Designer prior to notification of the project.

 

Construction Phase

Site Preparation: Temporary fencing was utilised to define and secure the work area from staff, contractors and the public.

Welfare Facilities: A self-contained welfare unit was positioned on site for the duration of the project, in this instance an eco cabin was used which was solar powered and harvested rainwater.

Isolations: All services; water, gas, fire, electrics were isolated and disconnected, a single temporary electrical board was installed to allow for power during the initial phases.

Soft Strip – 1: Work was completed to allow full access to the building’s perimeter for the following asbestos removal phase.

Scaffold – 1: A full scaffold was erected to provide access to the building perimeter for the asbestos removal phase.

Asbestos Removal: Full enclosures was constructed to allow for the safe removal of all asbestos containing materials identified within the building. Periodic asbestos air monitoring was conducted including final four stage clearance.

Soft Strip – 2: A secondary soft strip was carried out to remove all other internal sections, fixtures and fittings. The temporary electrical board was removed and full isolation certified.

Scaffold – 2: The initial scaffold was removed, and a second scaffold erected to provide additional protection/segregation to the surrounding area and walkways for the demolition phase.

Demolition: The building was carefully, mechanically dismantled and waste appropriately separated and recycled where possible.

Ground Works: The base was backfilled and levelled with approximately 200 tonnes of recycled MOT Type 1, followed by approximately 70 tonnes of quarried limestone with a 50mm base course of 20mm binder and 30mm top course of 6mm SMA wearing to give a total of 80mm. New parking bays were marked as per the plan agreed with the client.

 

Health and Safety Considerations

Method Statements & Risk Assessments: Method statements and risk assessments were provided by the subcontractors and assessed by the Project Team.

Safety Measures: Site rules were established and key safety measures, including fire precautions were implemented and disseminated through site inductions.

Site Audits: Site inspections, and contractor audits were completed on a regular basis by the Principal Contractor in addition to the daily checks of the work area and surrounding areas. The Principal Designer also conducted site audits throughout the project.

 

Documentation and Reporting

Site Logs: Daily site logs, contractor site attendance register, inductions and toolbox talks were conducted throughout the project.

Close-out Report & Health and Safety File: A close out report was compiled and issued by the Principal Contractor and The Health and Safety file was compiled and issued by the Principal Designer, detailing the project, including all appropriate certification, including waste consignment notes, updated asbestos registers, air monitoring paperwork, residual risks, locations of the retained services, and final site plan/photos.
